What I found in Central Texas
Franchises get the basics right on every location. A third of independent contractors don't.
I checked 52 contractor websites and franchise location sections across roofing, remodeling, HVAC, plumbing and land clearing in Leander, Cedar Park, Round Rock, Georgetown and Hutto. These are fixable gaps, not proof of calls or jobs.

Research notes How these searches were checked
Search sample reviewed September 30, 2026: four Semrush local-pack snapshots and one Google Maps list
Research checked September 30, 2026: four Semrush snapshots and a separate Google Maps list. This records visibility, not calls or jobs.
The first four rows came from the latest US search results Semrush had when the research was collected. The records do not give the exact date or location of those searches.
The Hutto row came from Google Maps while signed out, with the map centered on Hutto at zoom 12. That is a Maps list, not the local business list in Google Search. Review counts came from Google Maps listings on September 30.
The "independent" label came from website wording or business listings. The research did not check ownership records.
A site without franchise wording could still be a franchise. Some businesses had no website to check.
Separate Google Maps checks showed different results. Cabinet IQ of Cedar Park, a franchise, came first for kitchen remodeling.
The records do not show that independent contractors always come first. They also do not prove that reviews or service pages caused a search position.

Research notes How these websites were checked
September 2026 audit sample: 52 included website/location records, comprising 38 independent and 14 franchise records
The records cover 59 businesses or locations. Seven were left out, and 52 website or location records from sources the researchers could access were included.
The sample covers roofing, remodeling, HVAC, plumbing and land clearing in Leander, Cedar Park, Round Rock, Georgetown, Hutto and nearby towns. It was not a random sample of all contractors.
Researchers counted pages from XML sitemaps, the files that list a site's pages. When those files could not be used, they followed links within the site. For franchises, they counted only the local section, so the two page averages cover different amounts of each site.
The schema check looked for LocalBusiness or a more specific business type in JSON-LD on the home or location page. JSON-LD is code that describes the business for search systems.
A "service and city page" had a web address or title that named a service and a Central Texas town. These checks do not tell us whether the page was useful or how well it performed in search.
The last row covers businesses with at least 100 Google reviews and a known Semrush traffic estimate: 19 independent records and 13 franchise records. It counts those with fewer than 100 estimated US visits a month from unpaid search.
Semrush estimated visits to the whole website or the franchise's local folder. A missing estimate means unknown, not zero. These estimates are not measured visits, map visibility, calls or leads.
How to check your own starting point
What to record when checking local visibility.
Check
What I record
What it can tell us
Service search
The actual phrase, such as a service you offer and a town you serve
Whether the result matches the work you want to discuss
Search conditions
Date, device and search location, with a saved result
The context of that observation, so it can be compared carefully
Maps and website results
The local results and the website results separately
Where the business was visible in that check
Business information
Profile details, actual services and the site pages that describe them
Whether customers can find accurate information about your business
Inquiries and jobs
Available call or form records, then your estimates and booked jobs separately
Whether an inquiry led to work, when your records establish that link
Compare the search, location and date before drawing conclusions
Google describes local ranking through relevance, distance and prominence. In plain terms, that means how well the business matches the search, how far away it is and how well known it is.
Clear service details help explain your business. They cannot remove distance or promise a position. One search does not show what every customer sees.
Separate visibility, inquiries and booked jobs
A call or form message is an inquiry. It becomes a booked job only when your records show that happened. We check those records together rather than count every click as a customer.
Your work is real. Your towns are real. Your website should say both.
How the work goes
Check it. Fix the details. Check the work.
We agree on the work in writing before anything starts. You keep control of every business account.

03
Check the work
You compare the completed changes with the written plan, line by line.
Review the finished work
Know exactly what is included
Your written scope covers five areas. Each one comes with a way for you to check it yourself.
Google Business Profile
Eligibility, access and assistance with accurate services and service-area information
Review the profile details and your account access
Services and towns
The jobs you want, where you actually work and which information customers need
Read the service priorities and page plan
Website and listings
The checks, corrections and useful content included in the proposal
Compare the completed changes with the written list
Review support
Help with a review request process and responses that fit your business
Review the process and messages before using them
Inquiries and reporting
Available data, the tracking setup in scope and how completed work will be reported
Check recorded inquiries and the work report against your own records
More detail Account access and how the work is checked
Agree on account access, service priorities and deliverables
Keep control of your business accounts. Before I make changes, we confirm who can access them, what work is included and what you need to send me.
Check the work against the agreed scope
The report should show what I finished and what the available records say. We agree on the work instead of using a fixed number of new pages or a promised search position as the plan.
Pathway Permit Expediting & Development Website example, not an SEO result
Show the work you actually do
Pathway Permit has separate service and service area pages written from real work. Your project pages follow the same four steps.
1 Get permission to share photos and any customer or property details.
2 Collect photos and a short description of the service, town and work performed.
3 Explain the job in plain language, using only details you can verify.
4 Review the page with the person who knows the work, then check permissions again before publication.
More detail Before you publish a project page
Get permission before publishing job photos or customer details
A town name may be enough to explain where the job was. Leave out private details and check that you can use the photos.
Describe the actual service, place and work performed
A page should explain a real job or service. Reusing the same page with another town name does not add those details. Google's helpful content guidance focuses on useful information for people.
Pathway Permit Expediting and Development shows my website work. It has separate service and service-area content. The example does not show contractor SEO results.

Research notes How these answers were collected
OpenAI API observations, not tests of the ChatGPT app: September 30, 2026
The Corner Post Web research records contain three questions tested once each through the OpenAI API on September 30, 2026, with web search on. The API is a way for software to send a question to the model. The table records names in those answers, not my recommendations or checked claims about those businesses.
The test used model gpt-5.5-2026-04-23 with web search. Its location was set to the US and Texas, without a city. Each question was run once, and answers can change.
The roofing answer listed KangaRoof and Feller Roofing twice as related names. The table groups those names instead of counting two separate companies.
The research did not test Perplexity, Gemini, Claude or Grok. It also did not independently check the ratings, credentials or other claims in the answers. The test does not tell us why a name appeared or whether it led to inquiries.

Useful site practices and their limits
Keep business information clear and checkable
Clear business details and useful service pages help people see what you do and where you work. Google says its usual SEO practices also apply to its AI search features. That does not promise a recommendation from ChatGPT or another tool.
Practice
What it helps explain
Limit
Accurate business details
Your real business name, contact information, services and service area
Accuracy does not guarantee an AI mention
Findable service information
Important details in readable page text, with useful links between pages
A page still needs to be accessible to the search system
Matching visible information
Any structured data should reflect what the page actually says
Google does not require special AI schema
Checkable work details
Factual project descriptions and supporting evidence you can publish
An example supports the work shown, not a future result
Make important business and service details easy to find
Google's AI search guidance says its AI features do not need extra technical steps or special changes. I focus on accurate information that people can find and read. I do not claim a formula that makes every AI tool recommend you.
Treat an AI mention as an observation, not a promise
If you check an AI answer, save the question, date and answer. Answers can change. One mention does not prove that anyone contacted or hired the business.

More detail Price notes and what I do not promise
Separate launch fees, ongoing SEO and optional care
The $5,000 launch fee includes the $3,800 website and $1,200 SEO foundation. The two $2,500 payments split that fee, so they are not extra charges. Monthly SEO and optional care cost extra, separate from launch.
Agree on scope and timing before work starts
Your written proposal lists the work, account access, timing, extra costs and cancellation terms. I do not promise a search position, a number of calls or a date when SEO will bring booked work.
This table covers the contractor offer. General service packages cover different work. Your proposal confirms what applies to your business.

Questions before you spend
Check the cost, the work and how you can judge it before you choose a provider.
How long does local SEO take for contractors?
It depends on your starting point, the work we agree on and other businesses in the results. We set a schedule for the work and check what was done. That schedule does not promise a search position or more calls.
Should contractors pay for ads or invest in SEO?
Start with the jobs you want, your budget and how much work you can take on. Ads and SEO have different costs and work, so ask for a written plan for each. Ask how the provider will check inquiries.
What matters most for contractor local SEO?
Make your services and real service area clear, with accurate business details. Google explains local results through how well a business matches the search, its distance and how well known it is. Clear information cannot remove distance or promise a search position.
How do contractors do local SEO without a storefront?
An eligible business that visits customers can use Google Business Profile without a shop. Google's business guidelines explain when to hide your address. Name the places you work and keep your home address private.
Do I need a page for every town I serve?
You do not need a page for every town. Name the towns you serve, and add a page when you have useful service or job details to share. Google's helpful content guidance focuses on useful information; swapping town names does not prove work in those places.
How do I get my business recommended by ChatGPT or other AI tools?
No provider can promise an AI recommendation. Keep your business details accurate and your service pages easy to find. Google's AI guidance covers its own features, not a formula for every AI tool.
Is contractor SEO a scam?
Ask what work the provider will do, what it costs and how you can check it. Keep control of your accounts, and ask to see the finished work. A website example alone does not prove more inquiries or booked jobs.
What does contractor local SEO cost?
My launch package costs $5,000: a $3,800 website and $1,200 SEO foundation, paid $2,500 up front and $2,500 at launch. Brace Post SEO and analytics is $1,100 a month; optional care is $95 a month. Your written proposal confirms the work and any extra costs.

Research notesHow these searches were checked

What the website audit found
September 2026 audit sample: 52 included website/location records, comprising 38 independent and 14 franchise records.
| Check | Independent sample | Franchise sample |
|---|---|---|
| Average number of pages | 87.2 | 34.5, local location section only |

| Has service + city pages | 63% | 100% |
| 100+ Google reviews and supplied estimated US organic visits below 100/month | 2 of 19 | 2 of 13 |
Research notesHow these websites were checked
| Check | What I record | What it can tell us |
|---|---|---|
| Service search | The actual phrase, such as a service you offer and a town you serve | Whether the result matches the work you want to discuss |

| Maps and website results | The local results and the website results separately | Where the business was visible in that check |
| Business information | Profile details, actual services and the site pages that describe them | Whether customers can find accurate information about your business |
| Inquiries and jobs | Available call or form records, then your estimates and booked jobs separately | Whether an inquiry led to work, when your records establish that link |
Compare the search, location and date before drawing conclusions
Google describes local ranking through relevance, distance and prominence. In plain terms, that means how well the business matches the search, how far away it is and how well known it is.

Keep business information clear and checkable
Clear business details and useful service pages help people see what you do and where you work. Google says its usual SEO practices also apply to its AI search features. That does not promise a recommendation from ChatGPT or another tool.
| Practice | What it helps explain | Limit |
|---|---|---|
| Accurate business details | Your real business name, contact information, services and service area | Accuracy does not guarantee an AI mention |
| Findable service information | Important details in readable page text, with useful links between pages | A page still needs to be accessible to the search system |
| Matching visible information | Any structured data should reflect what the page actually says | Google does not require special AI schema |
| Checkable work details | Factual project descriptions and supporting evidence you can publish | An example supports the work shown, not a future result |

More detailPrice notes and what I do not promise
